My client is a well-established, privately held real estate group with a growing high-value residential portfolio, including newly onboarded properties that are actively being integrated and optimized.
They are seeking a Residential Senior Property Manager for their Calgary office (very accessible, central southeast location) — a licensed professional who brings a strong blend of operational expertise, financial acumen and authentic leadership to their growing portfolio.
This is an opportunity for someone who not only knows how to run a portfolio, but who is equally motivated by the ability to collaborate, improve, and elevate how things are done.
The Opportunity
In this role, you will take ownership of a residential portfolio, ensuring it performs operationally, financially, and experientially.
You will step into an environment where there is momentum and growth, requiring someone who can think beyond the day-to-day — someone who naturally identifies opportunities to improve processes, create efficiencies, and elevate outcomes.
What You’ll Be Doing:
Leading the day-to-day operations of a residential portfolio
Driving leasing performance and proactively addressing vacancy
Building strong, trust-based tenant relationships
Partnering with leasing, maintenance, and administration to ensure alignment and execution
Owning budgets, financial performance, monthly reviews, and forecasting
Supporting the integration and stabilization of newly onboarded properties
Being present in your buildings — ensuring quality, standards, and expectations are managed well
Where You’ll Add Value:
Bringing a collaborative, quality-focused mindset to everything you do
Generating ideas that improve processes, create efficiencies, and elevate portfolio performance
Leading and motivating team members through authentic, people-first leadership
Strengthening communication across the team to ensure alignment toward common goals
Acting as a trusted partner to ownership — contributing beyond execution
What You Bring:
You hold a valid Real Estate License (required)
You bring 5+ years of direct Property Manager experience (beyond Coordinator/Administrator roles)
You have strong financial acumen, with confidence in budgeting, reporting, and forecasting
You demonstrate a genuine desire to lead, motivate, and support a team
You operate with a collaborative, “we vs. I” mindset
You are self-aware and emotionally mature, with the ability to build relationships across a variety of personalities
You understand the importance of clear, consistent team communication to drive results
You take pride in delivering quality outcomes, not just completing tasks
The Environment – Do You Align?
This is a privately held, entrepreneurial organization where:
– Collaboration is expected — not optional

– Quality and accountability go hand-in-hand
– There is opportunity to grow your influence as the portfolio evolves
It’s an environment suited to someone who wants to contribute meaningfully, work as part of a team, and continuously improve what’s in front of them. You won’t just be stepping into a steady-state portfolio.
You’ll be:
– Contributing to a portfolio that is evolving and growing
– Helping shape processes and efficiencies
– Working alongside a team that values communication, collaboration, and shared success

A comprehensive compensation package is offered, including a strong salary, benefits upon commencement, parking, education and training support, licensing and association fee coverage, and additional perks — within an environment that supports schedule flexibility and overall work-life balance.
