Mid or Senior Property Manager (Calgary, AB)

This isn’t a “plug into a box” type of role.  Rather, it is a position that will be formed around you and that’s very rare and exciting!

My client is intentionally building this position around the right person’s strengths, instincts, and value proposition — not the other way around.

You’ll step into a portfolio that blends commercial assets and a spattering of well-run new development rentals, with a runway to influence how things evolve as the company continues to scale. Meaning, depending on where you naturally lean — and more importantly, where you demonstrate value and get your work joy — the role has the flexibility to become more heavily weighted, if not entirely so, in that area as the business grows –  so it could either be pure commercial or rental. As you can tell, this isn’t a static position; it evolves alongside both you and the organization. As such the title is open as well and will reflect the level of skill you bring to the role.

You will receive support from the owner, leadership, peers and internal experts. 

From an operations standpoint, my cleint’s engineering, construction and technical teams will jump in and provide an expertise that is deeply embedded in years of experience and know-how — meaning you’re not left figuring things out on your own when properties experience challenge.

Where You Add Your Value

At its core, you will be highly supported to fully own and be accountable for your portfolio and its team.

You’ll:

·       Lead property operations with a focus on performance, efficiency, and long-term asset value

·       Build and execute budgets, forecasts, and performance reporting

·       Meet with commercial brokers and work with the rental leasing team as it relates to vacancy

·       Drive tenant experience and retention through strong relationships and service delivery

·       Oversee maintenance strategies, capital planning, and property standards

·       Lead and develop teams across leasing, maintenance and site operations

·       Collaborate with leadership and accounting to ensure financial alignment and disciplined decision-making

And importantly — you’ll have the space to:

·       Idea generate and improve processes

·       Introduce better ways of doing things

·       See your ideas implemented

What You Bring

You’re possess:

·       6+ years in commercial (industrial, retail, mixed use) or multi-family rental property management

·       Post secondary education or other, along with a current RECA Property Management Liscence (commercial and/or residential rental)

·       A leadership profile and knows how to motivate and elevate a team (operators, leasing, cleaners, maintenance, property administrators, etc)

·       Understand commercial and/or retail leases, contracts, budgeting, forecasting, and operational performance

·       Is both detail-oriented and big-picture capable

·       Is calm under pressure, solutions-focused, and highly organized

·       Builds trust naturally with tenants, teams, and stakeholders

·       Is forward-thinking and tech-aware, not stuck in “how it’s always been done”
