Vice President, Asset and Property Management (Edmonton, AB)

My client is expanding its residential advisory division to better serve their assets, along with those of their partners and stakeholders. As such, they are seeking an exceptional leader to join them as Vice President, Asset and Property Advisory (Edmonton, AB).  This position offers a lot of runway and requires a knowledgeable hands-on, transparent and savvy leader who has the capacity to collaboratively execute and grow a profitable advisory area, mainly comprised of high rise rental assets in Edmonton and Calgary. Doing so will earn you the opportunity for future equity and career advancement.

YOUR TALENT | Offering a hands-on leadership focus on service excellence, you possess a track record for meeting and exceeding expectations in the multi-family rental market. Although measured in your approach, you are not afraid to be a pioneer and take risks, getting ahead of industry trends.  You consider yourself a practiced leader in the industry, always balancing the needs of the tenants, stakeholder owners and your company. As such, you demonstrate the following competencies:

  • People Leadership:  You like leading and growing a team – mentoring and promoting opportunities for skills building, cross training and advancement.  You are always authentically curious. It is not uncommon for you to accompany a PM to a property, creating learning opportunities, seeing their successes and attaining a first-hand look at what’s happening at the property.  You are not tied to solutions being your idea, encouraging healthy and transparent dialogue amongst all levels of your team.  You tend to lead from a “we” versus an “I’.  Your leadership benevolence has earned you high marks from past direct reports, peers and owners.
  • Strategic Leadership: Ability to develop and implement a comprehensive Asset and Property Management strategy for a growing residential advisory portfolio, aligning with long-term goals and industry benchmarks. You also possess the ability to offer solid leadership value with acquisitions, dispositions, Cap EX and new developments.
  • Financial Intelligence: You have a track record of driving profitability, performing feasibility analysis to ensure sustainable growth with a high value residential rental portfolio. You understand the nuances related to developing budgets and programs that meet pro-forma expectations and add value to the assets and the bottom-line.  You oversee and ensure all financial activities are in line with internal timelines, governance and practices. 
  • Leasing & Marketing: You lead the collaboration effort with leasing and marketing to stay informed about market trends, rental rates, and competitive properties, developing and supporting innovative strategies for improving occupancy rates and rental income based on well-regarded research and data-driven insights.
  • Cross-Functional Collaboration: You enjoy working transparently and closely with all company leaders to enhance internal alignments and support corporate performance goals, including being an active and skilled participant in new development projects.  
  • Customer Service: You understand the importance of prioritizing tenant satisfaction and retention by exploring new opportunities that enhance engagement and improve service delivery, including introducing and utilizing internal systems and external expertise.
  • Sustainability Initiatives: You work with providers and experts to develop sustainability programs, implementing systems, practices and technologies.
  • Performance Management: You are capable in proposing and driving short and long-term objectives with clear performance metrics, monitoring the progress and analyzing performance data to achieve targets and drive continuous improvement.
  • Compliance: You possess a strong comprehension of municipal and provincial regulations, including bylaws, codes, safety standards, permitting, zoning and building regulations. Inclusive of RTA, AHS, MHS, OHS, PIPA, PIPIDA, etc.
  • Communication and Relationship Building: You have built a great reputation for being a clear communicator, offering strong written and verbal dexterities, along with demonstrating a reasonable and respectful nature when approaching challenge. You authentically like to form relationships with those you work with, inclusive of your team, stakeholders and external partners.  As such, you don’t shy away from presenting and being part of business development efforts.

REQUIREMENTS | Proven and demonstrated success in a similar industry related role and the desired leadership characteristic, as per the previous information provided, are key to you being elevated in this process. Ideally you possess post-secondary education in real estate or business, additionally having earned your MBA. You hold an Associate Broker or Broker license or, at minimum, a real estate license along with other industry related certifications.
