My client, a long-standing, respected, privately owned real estate company, is seeking a licensed Residential Senior Part-Time Property Manager (Edmonton, AB) who brings both professionalism and humanity to the resident experience — ensuring the portfolio continues to feel stable, well cared for and intentionally managed.

WHAT THIS ROLE FEELS LIKE
You will provide senior-level oversight and guidance for a diverse residential portfolio, ensuring consistent operational performance, tenant satisfaction, and property integrity. Balancing strategic oversight with practical involvement, you will support on-site teams, guide processes and ensure the portfolio maintains its reputation for being well run, responsive and professionally cared for.
This is a part-time role designed for an experienced residential professional who brings discernment, confidence and quiet leadership — someone who knows when to step in and when to appropriately delegate.
YOU BRING
• Progressive experience in residential property management overseeing multi-unit portfolios
• A confident understanding of residential leases, tenancy regulations, budgeting and reporting
• Experience managing or supporting portfolios of scale (ideally 300+ doors)
• Strong knowledge of Alberta residential tenancy legislation and compliance practices
• Calm, balanced leadership presence that instills trust and stability
• A proactive and solutions-oriented approach to resident concerns and conflict resolution
• Strong organizational and time management capabilities with the ability to prioritize effectively
• A natural ability to balance resident care with owner priorities and asset protection
• The ability to provide guidance and oversight to on-site teams, while working collaboratively with accounting and administrative support functions
• A well-rounded comprehension of risk management, safety practices and evolving residential building technologies
• A consistent pulse on vacancy trends, resident retention, turnover strategies and leasing optimization
