Current Opportunities

DIRECTOR, PROPERTY MANAGEMENT (EDMONTON, AB)

SOME CAREERS ARE BUILT BY MANAGING PROPERTIES.
OTHERS ARE DEFINED BY STEWARDING EXTRAORDINARY ONES.

There comes a point in every accomplished commercial real estate career when the next opportunity isn’t measured by a larger portfolio or a more senior title.

It’s measured by the opportunity to steward exceptional assets, influence strategic decisions, elevate people and help shape the future of an exceptional portfolio and the people who steward it.

My client is offering exactly that opportunity.

Reporting to the Vice President, Property Management, this role provides the opportunity to lead a sophisticated, landmark mixed-use portfolio where Class AAA office, premium residential, retail and future development intersect. It is an opportunity to become the steward of a high-value portfolio—one that demands operational excellence, strategic thinking, exceptional relationship management and an unwavering commitment to the tenant experience.

This position has been thoughtfully designed for an accomplished leader who thrives in complexity, embraces collaboration and understands that the greatest value created in commercial real estate extends well beyond the buildings themselves. While this role carries significant responsibility today, it also provides an exceptional opportunity to continue growing as one of the organization’s valued leaders.

THE OPPORTUNITY

As Director, Property Management, you’ll provide strategic and operational leadership for a premier mixed-use portfolio while partnering closely with executive leadership, leasing, development, finance and operations to ensure every asset performs at its highest potential.

Your influence will extend across every aspect of the portfolio—from operational excellence, financial stewardship and quality assurance to tenant experience, stakeholder engagement and long-term asset performance.

You’ll serve as the senior relationship lead for tenants, ownership and key stakeholders, helping strengthen tenant satisfaction, support leasing, renewals and retention, navigate complex operational matters and consistently deliver an exceptional customer experience.

You’ll also have the opportunity to contribute to the future evolution of the portfolio through exposure to capital initiatives, new development, operational integration and asset onboarding, helping ensure new projects transition seamlessly into long-term operational success.

Rather than simply managing properties, you’ll steward an ecosystem where people, places, partnerships and investments flourish.

THE LEADER WE’RE LOOKING FOR

You’re an accomplished commercial real estate leader who understands that exceptional portfolios are built through exceptional relationships.

While you’ve developed deep expertise in operations, financial stewardship and property performance, you’ve also come to appreciate that your greatest contribution comes through people.

You’re highly collaborative.

You communicate with purpose.

You naturally bring people together around common objectives and believe the strongest outcomes are achieved through transparency, shared ownership and mutual respect.

Your leadership philosophy is grounded in “we” rather than “I.”

You’re someone people trust—not simply because of your technical expertise, but because of how you lead.

Your emotional intelligence is evident in the way you build relationships, navigate complexity and create environments where others feel respected, included and empowered to contribute.

You possess a high degree of self-awareness, humility and curiosity. You seek first to understand, welcome differing perspectives and continuously refine your leadership approach to bring out the very best in those around you.

You have the capacity to absorb significant amounts of information, quickly discern what matters most and confidently compartmentalize competing priorities while never losing sight of the broader strategic objectives.

You understand that executive leadership often requires balancing competing interests, influencing diverse stakeholders and making thoughtful decisions when there isn’t always a perfect answer.

You do so with credibility, sound judgment, political acumen and professionalism.

WHAT YOU’LL HELP CREATE

You’ll help create an environment where exceptional assets are matched by exceptional experiences.

You’ll cultivate meaningful tenant relationships that strengthen retention, support leasing success and reinforce a high-touch service philosophy where responsiveness, trust and partnership define every interaction.

You’ll continually seek opportunities to elevate operational excellence through thoughtful property programming, quality assurance optimization and continuous improvement.

Working alongside executive leadership, leasing, development, finance and operations, you’ll influence strategic decisions that support long-term asset performance while contributing to future developments, capital initiatives and portfolio transitions.

Perhaps most importantly, you’ll help foster an engaged, collaborative and accountable culture where people are inspired to perform at their highest level and success is measured collectively rather than individually.

WHAT YOU BRING

You’ll likely bring many of the following:

• Significant senior leadership experience within commercial property management.

• Experience overseeing institutional-quality or Class A commercial real estate.

• Exposure to mixed-use portfolios that include both high value commercial and multi-family residential assets.

• Strong financial acumen, including operating budgets, capital planning, CAM recoveries, lease interpretation and long-term asset optimization.

• Experience supporting capital projects, development initiatives, operational transitions or new asset onboarding.

• Demonstrated success building trusted relationships with tenants, ownership, executive leadership and industry partners.

• RECA licensing and a strong understanding of Alberta’s commercial real estate environment.

• Experience utilizing Yardi and other modern property management technologies.

Beyond your experience, you’re recognized for your integrity, emotional intelligence, sound judgment and genuine commitment to creating exceptional outcomes for tenants, colleagues and stakeholders alike.

SETTING YOU UP FOR SUCCESS

Exceptional leadership begins with exceptional preparation.

Recognizing the significance of this role, my client has intentionally designed a thoughtful onboarding and transition process that provides the successful candidate with the time, support and exposure needed to build meaningful relationships, gain a comprehensive understanding of the portfolio and confidently transition into the position.

You’ll develop a deep appreciation for the assets, the people, the operating philosophy and the organization’s long-term vision before assuming full responsibility.

Rather than expecting immediate answers, my client believes that investing in leaders from day one creates stronger relationships, better decisions and lasting success.

REWARDING YOUR CONTRIBUTION

Exceptional leadership deserves exceptional support.

My client offers a highly competitive six-figure base salary, complemented by a meaningful performance-based bonus opportunity and a comprehensive total rewards package designed to support both your professional success and personal well-being.
