You’re a builder of clarity. You see the story behind the statements, the timing behind the transactions, and the people behind the processes. In this role, you’ll own the accounting operations, including managing cash flow and the full accounting cadence for a commercial & multi-family real estate portfolio — guiding the day-to-day efforts and reporting so operations can move with confidence.
This is a confidential search on behalf of a privately owned company with an entrepreneurial pace and an intelligent, engaged team. You’ll partner closely with the executive, lead a small high-performing group, and bring both collaboration and autonomous leadership to the table.

It’s Monday 9:00am. You’ve already scanned the weekend collections, verified key receipts, and refreshed the 13-week cash flow so Property Ops and the leadership can prioritize vendor releases and capital items. By noon, you’ve met with your team, aligned AP/AR timing with leasing realities, flagged a covenant head-room update, and cleared a construction draw with tidy backup. Month-end hits? Your team is calm because process beats panic — schedules are tight, consolidations are crisp, and variance explanations are decision-ready, not just audit-ready.
What You’ll Lead (and Improve)
Cash Flow Mastery: Daily/weekly 13-week forecasting; collections pulse; release cadence for AP; proactive lender/covenant visibility.
Receivables Discipline: Rent roll integrity, AR aging and recovery plans, move-ins/outs, security deposit handling, and applied cash accuracy.
Payables with Purpose: Clear approval matrices, vendor terms optimization, and weekly pay runs aligned to cash priorities and operational timing.
Month-End & Reporting: Full-cycle close for income properties, development, consolidations, KPIs, and reporting packs that tell the “so what.”
Property Fundamentals: CAM/tax recoveries, operating/capital budgeting, insurance and property tax workflows, financing schedules, and lender packages.
Development: Project cost tracking, draws, Work-in-Progress, holdbacks, and job-to-date reporting—enough to keep pace and manage any budget or timing surprises.
Controls & Compliance: Policies that actually get used; balance sheet hygiene; audit readiness; credit and background standards.
Systems & Data: Champion Yardi, streamline integrations, build simple dashboards in Excel.
Team Leadership: Coach and mentor a capable, compact team — clear roles, cross-training, predictable calendars, and room to grow.
Partnering Up: Be the right hand to the executive — bring options, scenarios, and straight talk.
How You Think & Operate
Resourceful by default. You don’t stall—if the answer isn’t in-house, you seek external advice (auditors, tax, lenders, tech, peers) to move things forward.

Calm under deadlines. You create rhythm (close calendars, cash huddles, lender beats) so the team isn’t living in urgency.
Builder’s mindset. Better every quarter: shorter close, cleaner schedules, fewer exceptions, clearer dashboards.
Always aware. You connect cash timing to leasing, renewals, payables, payroll, ops priorities, and tenant experience.
What You Bring
Background: Real estate (commercial/multi-family), property management, with possible exposure to development.
Technical Depth: Full-cycle accounting, consolidations, CAM/tax recs, budgeting/forecasting, lender and partner reporting.
Cash Flow Focus: Proven ownership of AP/AR timing and 13-week cash forecasting in a multi-entity environment.
Systems: Yardi (ideal) or other similar; strong Excel; bonus for use of any other reporting tools.
Leadership: Experience guiding a small team; setting standards, mentoring, and holding a kind, firm line.
Credentials: CPA preferred (not required); relevant post-secondary education, solid performance track record.
Style: Collaborative partner to executives with the confidence to work autonomously and bring solutions/ideas for improvement.
