This isn’t a “keep the lights on and collect the rent” kind of role.
This is a trusted steward, strategic thinker and relationship-driven leader position — overseeing a high-value and privately owned commercial portfolio that blends retail assets (outside of Edmonton) with office buildings at the heart of the city.
My client, a long-standing, respected, privately owned real estate company, is seeking a Commercial Senior Property Manager (Edmonton, AB) who doesn’t just manage buildings — but elevates performance, strengthens tenant relationships, and brings clarity, intention, and pride to the portfolio.
If you’re the kind of professional who sees buildings as living ecosystems — and tenants as long-term partners — this might feel like home.
WHAT THIS ROLE FEELS LIKE
You will be the lead guardian of a diverse commercial portfolio, ensuring operational excellence, financial performance and a positive tenant experience across all assets. You’ll balance strategic oversight with hands-on involvement, supported by a collaborative environment that values autonomy, accountability and thoughtful decision-making.
This role offers the opportunity to bring both structure and heart to property management — while having the authority to influence process, strengthen systems and shape the future of the portfolio.
YOUR TALENT
• Progressive experience in commercial property management (office and retail exposure strongly preferred)
• A confident understanding of contracts, budgeting, forecasting, CAM reconciliations and operational reporting
• Strong vendor and contractor relationship management capabilities
• Natural leadership presence grounded in integrity, reliability and emotional intelligence
• Calm, steady communication style with the ability to manage complex tenant dynamics
• A proactive mindset — you anticipate issues before they escalate
• Strong organizational dexterity with a keen eye for detail and accuracy
• A sense of ownership and pride in the environments you manage
• The ability to thoughtfully partner with and support on-site operators, while confidently delegating to and working alongside a shared assistant to ensure smooth workflow, clear communication and operational continuity
• A well-rounded comprehension of risk management, including security oversight and the evolving role of technology and building system advancements
• A strong pulse on lease renewals, tenant expansion opportunities, contraction considerations, and evolving space needs — with an eye toward strategic retention and portfolio optimization
WHAT LIGHTS YOU UP
• Creating smooth operations and well-run buildings
• Building relational trust with tenants and internal stakeholders
• Improving systems and efficiencies
• Mentoring and guiding team members
• Working within a privately owned portfolio where decisions are agile and grounded
• Bringing an entrepreneurial mindset to your work — one that is energized by portfolio growth, innovation and the pursuit of best-in-class property management practices
• Authentically contributing to and strengthening the brand of your company, with the understanding that your professional presence — both in person and through indirect channels such as social media — plays an influential role in shaping its reputation and enduring legacy
THE ENVIRONMENT
This is a professional, relationship-centered and engaged workplace where accountability and autonomy coexist. People are trusted to lead, make decision and take ownership — while understanding the nuance required when operating within a privately owned organization where decisions are often personal, layered and strategically intentional.
Initiative is encouraged. Relationships matter. Excellence is quietly expected. Here, your judgment, discretion and professional maturity are valued.
WHY CONSIDER THIS OPPORTUNITY
• Influence and autonomy within a stable, privately owned portfolio
• Opportunity to make a lasting operational and cultural impact
• Competitive compensation aligned with experience
• A role that values emotional intelligence as much as expertise
• Long-term growth and meaningful professional fulfilment
