You sit at the intersection of people, process, asset performance, and tenant experience.
You lead maintenance across a significant and growing multi-family portfolio—bringing structure, consistency, and elevated standards to how work gets done. With ongoing acquisitions, active new development, and continued portfolio expansion, this role is critical in ensuring the maintenance function scales effectively alongside that growth.
You also sit at the leadership table, reporting into the CEO and collaborating with peer leaders to shape operational strategy, capital planning, and long-term asset performance.

WHAT YOU’LL BE RESPONSIBLE FOR
You take ownership of a complex and evolving maintenance function, including leading a large, layered team (3 Direct Reports / 25+ staff). You will also lead Maintenance Team Leads and a Project Manager, with broader team structures beneath, creating alignment, accountability, and recognition across a diverse group (technicians, operators, cleaning, seasonal teams).
- Elevating the Maintenance Program
Design, implement, and continuously improve preventative and predictive maintenance programs aligned with asset lifecycle planning.
Establish consistent standards, procedures, and performance metrics across the portfolio.
Ensure compliance with building codes, safety standards, and regulatory requirements.
- Driving Operational Excellence & Performance Metrics
Oversee KPIs including response times, turn timelines, vendor performance, and budget adherence.
Ensure timely, high-quality service delivery to tenants.
Embed a strong customer service mindset across your team.
Build systems, data, and reporting that support decision-making and performance tracking.
- Overseeing Capital & Improvement Programs
Provide executive oversight on capital projects – small-scale upgrades to large redevelopment.
Support capital planning, budgeting, and long-term asset strategy (including 5–10 year forecasting).
External contractors and vendors, including RFQs, bid reviews, and contract negotiations.
Ensure projects are delivered on time, on budget, and aligned with ownership objectives.
- Collaborating Cross-Functionally
Sit on the leadership group and participate as a value-add partner.
Work closely with Portfolio Managers to align budgets, priorities, and execution.
Contribute meaningfully to operational, financial, and strategic discussions.
- Supporting Development, Handover & Asset Stabilization
Act as the bridge between construction and property management during new developments.
Oversee building handover, deficiency management, warranty tracking, and system integration.
Ensure newly constructed assets transition into stable, efficient operations.
- Financial Oversight & Asset Preservation
Manage maintenance budgets, capital allocation, and cost control.
Analyze lifecycle data to inform capital decisions and long-term planning.
Identify efficiencies, vendor optimization opportunities, and operational improvements.

REQUIREMENTS & QUALIFICATIONS
- 8–10+ years of progressive experience in maintenance, facilities, or building operations leadership.
- Proven experience leading multi-site residential or comparable portfolios.
- Demonstrated success leading a robust, diverse, and layered team, driving performance through both direct and indirect reports.
- Strong understanding of building systems (HVAC, mechanical, electrical, plumbing).
- Experience overseeing capital projects, vendor procurement, and contract management.
- Knowledge of building codes, health & safety regulations, and compliance requirements.
- Financial acumen with experience managing operating and capital budgets.
- Experience working within or alongside development and construction teams is considered a strong asset.
- Proficiency in maintenance management systems and operational reporting tools.
- Relevant technical certification, trade background, or post-secondary education is considered an asset.
