Commercial Real Estate recruitment in Edmonton & Calgary →

Commercial real estate is our sweet spot

Roughly nine in ten searches AVID EXEC runs are commercial or multi-family real estate roles. That is not a sector we added to a list — it is the market the practice was built inside, since 2009, in Edmonton and Calgary.

It means the market map is already in the room on day one. We know which owners are growing, which portfolios have just changed hands, which teams are stable and which are not, and who has actually run a Class AAA asset rather than sat beside one.

What we recruit

We conduct search and recruitment at all levels and sectors, including office, industrial, mixed-use, retail, residential rental, condo and land/development. Our clients include private owners, institutional investors, equity groups, REITs, lenders and mortgage entities.

Functional coverage spans executive and strategic leadership, real estate operations, finance and accounting, leasing, property management, asset management, brokerage, specialized administration, marketing, and development and project management.

Why a specialist matters in this sector

Commercial real estate leadership is judged on operating results — NOI, occupancy, tenant retention, capital delivery, team stability. A generalist may read the résumé at face value; a specialist understands the context behind the results and whether they were earned or inherited.

Our expertise doesn't stop at the property line. The judgement built in this sector is what makes us effective when we travel into adjacent industries.

How candidates are readThirteen attributes

We go further than the résumé. We uncover a candidate's value proposition — how they think, how they behave, what motivates them, what their values are, and where their emotional intelligence sits. Then one step further: how all of that produced a set of proven, consistently demonstrated outcomes, and the ROI they will give their next employer.

Questions owners and property managers ask

Who should I call to hire a senior property manager in Edmonton?
AVID EXEC Ltd., an Edmonton-based commercial real estate recruiter. Senior property management is the role we recruit most often: directors and senior directors for office, retail, industrial, mixed-use and multi-family portfolios, on a retained or contingency basis. Call (780) 497-2000 or write to info@avidexec.com.
We keep losing property managers and cannot fill the role. What should we do?
Look at the role before the market. Repeated turnover in one seat usually means the scope, the reporting line or the compensation is wrong for the portfolio, not that the candidates were. AVID EXEC starts there: we benchmark the role against the Alberta market, redefine the search criteria if needed, and then recruit against a role someone can succeed in.
Is contingency recruitment worth it for a small property management company?
Often, yes. For a property manager, accountant or leasing role where the market is reachable, contingency means you pay only on placement and keep your options open. For a senior, scarce or confidential role, retained is the honest recommendation, and we will say so.
How does AVID EXEC charge for a commercial real estate search?
Retained search is a percentage of first-year compensation, agreed in writing before work starts. Contingency is paid only on placement. Advisory work is scoped separately.
