Property Management Recruitment

Property management is where properties, people and performance come together—and it is one of the areas AVID EXEC knows most deeply.

We conduct property management search and recruitment across every level, from administrators and property managers to regional leaders, executives and Brokers of Record.

Our work spans office, industrial, retail, mixed-use and multi-family portfolios. We are headquartered in Edmonton, active across Calgary, with search work reaching Western Canadian markets.

Strong property management protects the asset. Great property management leadership grows it.

Let’s Talk About Your Search
Why It MattersFig. 01Why It Matters

Property management is not maintenance. It is the operating heart of the asset.

Every ownership objective—cash flow, tenant retention, capital value, reputation—passes through the property management function.

The people in these roles influence operating performance, tenant experience, budgeting, contracts, capital planning, risk, communication and service delivery. What happens in property management shows up everywhere else: in leasing, in asset value and in what ownership believes is possible.

That is why the hire matters at every level—not only at the top. A technically qualified résumé is only the beginning. AVID assesses capability, accomplishment, Value Proposition, emotional intelligence and alignment with how the organization actually operates.

Commercial real estate is a highly connected community. The market is small. Reputations are long. AVID’s property management network was built through years of searches, conversations and genuine participation in the industry—not by collecting names in a database.

Who We Search ForFig. 02Who We Search For

Every level of property management, because every level matters.

01

Front-Line & Administrative

Property Administrators, Senior Property Administrators, Tenant Services Coordinators and Operations Coordinators.

These professionals carry the daily relationship with tenants, vendors and documentation. The strongest become the organizational memory of a property or portfolio—the person who sees what is missing and quietly prevents details from becoming problems.

02

Property Management

Assistant Property Managers, Property Managers, Senior Property Managers and General Managers.

The role where tenant experience, operating performance, budgeting, contracts, capital planning, risk and service delivery come together. We look for people who understand both the details and the bigger picture: what the property needs today, and what ownership expects over time.

03

Portfolio & Regional Leadership

Regional Managers, Directors of Property Management and Vice Presidents.

At this level, the work shifts from running properties to leading the people and systems that run them. We assess how someone builds accountable teams, reads portfolio performance, communicates with ownership and creates consistency across assets.

04

Executive & Broker of Record

Managing Directors, Executive Vice Presidents, Presidents and Brokers of Record.

Property management leadership carries regulatory responsibility alongside commercial accountability. We search for leaders who understand ownership expectations, can grow and protect a portfolio, and whose reputation strengthens the organization they join.

Across Every Asset ClassFig. 03Across Every Asset Class

The asset class changes the job. The standard of the search does not.

We search for property management professionals across the full range of commercial and multi-family real estate—and we assess them against the realities of the specific asset, not a generic job description.

Office

Tenant mix, operating costs, capital planning and the changing expectations of workplace.

Industrial

Functional assets, logistics-driven tenants and disciplined, cost-conscious operations.

Retail

Merchandising, tenant performance and the connection between property management and leasing.

Mixed-Use

Competing interests within a single asset—commercial, residential and shared systems.

Multi-Family

Resident experience, turnover, maintenance at scale and regulatory obligations.

How We AssessFig. 04 — How We Assess

We look for evidence, not activity.

Every AVID search begins by understanding the organization: the portfolio, the ownership, the reporting relationships and what success genuinely requires in the first year and beyond. For property management searches, that can mean walking the site and being candid about the market.

From there, every serious candidate is assessed in depth:

  • How do they read a property's performance—and what do they do with what they see?
  • How do they balance tenant relationships against ownership expectations?
  • How have they handled budgeting, capital planning and the unexpected?
  • How do they lead teams, vendors and contractors toward accountability?
  • What have they built, stabilized or turned around—and how do they describe the outcome?
  • Why does their Value Proposition matter to this portfolio, in this market, right now?

The result is not a stack of résumés. It is a considered shortlist of people who have been spoken with, understood and honestly represented.

Part of the Bigger PictureFig. 05Part of the Bigger Picture

One discipline within a deeply interconnected industry.

Property management is one of fourteen areas AVID searches across commercial real estate—alongside asset management, leasing, investment, finance, development and more.

That breadth matters in a property management search. The strongest candidates understand how their work affects leasing, asset value and the organization around them. So do we.

Start the ConversationFig. 06 — Start the Conversation

Tell us what the property—and the portfolio—actually needs.

You may know the title. You may still be working through the mandate. You may need to understand the market before deciding how to proceed.

That is part of the conversation. AVID works directly with owners, boards, executives and hiring leaders—no generic intake form, no hand-off model. The work begins with a real conversation.
