REVENUE & LEASING STRATEGIST (Edmonton, AB)

This is a position for someone who understands that effective leasing strategy is never just about activity — it’s about outcomes.

Someone who can navigate the space between market intelligence, pricing strategy, resident experience, team performance, and revenue optimization — and bring those moving pieces together in a way that drives meaningful portfolio results and long-term asset performance.

My client is seeking a Revenue & Leasing Strategist (Edmonton, AB) to lead the leasing function across a growing residential portfolio — bringing leadership, strategic thinking, analytical capability, market awareness, and customer experience excellence together under one umbrella.

WHY THIS ROLE MATTERS

This position sits at the intersection of revenue optimization, leasing leadership, resident retention, operational collaboration, and brand experience.

You won’t simply oversee leasing activity.

You will influence occupancy performance, pricing strategy, portfolio competitiveness, leasing processes, team effectiveness, and overall resident engagement across the portfolio.

Reporting to the Portfolio Manager, you will collaborate closely with marketing, operations, maintenance, and leadership teams to ensure leasing strategies are aligned with both market realities and long-term portfolio objectives.

This role requires someone who can think strategically while still remaining highly operational and hands-on.

Someone who can interpret data, coach people, navigate difficult conversations, elevate systems and processes, and help create consistency across multiple properties and leasing teams.

WHAT YOU’LL BE RESPONSIBLE FOR

You will lead the leasing and revenue function across an assigned residential portfolio, including:

• Developing and executing leasing and revenue strategies that drive occupancy, retention, and portfolio performance  

• Leading, mentoring, coaching, and supporting Leasing Professionals across the portfolio  

• Monitoring leasing KPIs including inquiries, tours, conversion ratios, absorption trends, renewals, and vacancy exposure  

• Evaluating market conditions, competitor pricing, incentives, and trends to make informed pricing and revenue recommendations  

• Supporting resident retention initiatives and long-term revenue stability strategies  

• Collaborating closely with marketing on campaigns, digital presence, online reputation management, and traffic generation initiatives  

• Reviewing leasing reports, dashboards, traffic metrics, demographics, and forecasting data to identify opportunities and risks  

• Managing escalated resident and prospect concerns with professionalism, diplomacy, and sound judgment  

• Ensuring leasing operations align with legislative requirements, internal controls, policies, and brand standards  

• Supporting budgeting, forecasting, reporting, and portfolio planning discussions  

• Driving consistency, accountability, process improvement, and operational excellence across the leasing function  

• Contributing to a collaborative, positive, customer-focused culture that values responsiveness, professionalism, and continuous improvement

You are commercially minded, operationally grounded, and emotionally intelligent.

You likely come from residential property management, leasing leadership, hospitality, customer experience, or a related service-driven environment where you’ve had to balance people leadership, revenue accountability, operational execution, and customer satisfaction simultaneously.

You understand how to motivate teams while still holding standards.

You know how to read between the lines of leasing trends, customer behaviours, and operational friction points.

You can navigate difficult conversations professionally while still maintaining relationships and protecting the brand experience.

You are both analytical and people-oriented.

You understand that leasing success is not just about sales — it’s about trust, responsiveness, consistency, communication, operational coordination, and long-term resident experience.

WHAT WILL HELP YOU SUCCEED

• Experience leading or mentoring leasing teams within residential real estate, hospitality, or customer-focused environments  

• Strong understanding of leasing operations, occupancy management, customer experience, and resident retention strategies  

• Demonstrated ability to interpret leasing metrics, revenue trends, market conditions, and operational data  

• Strong communication skills with the ability to coach, influence, and navigate difficult conversations professionally  

• Ability to build collaborative relationships across departments and operational groups  

• Strong organizational skills with the ability to manage multiple priorities simultaneously  

• High attention to detail and operational accountability  

• Experience working with property management systems, ideally Yardi  

• Knowledge of the Alberta Residential Tenancies Act and related legislation is considered a strong asset  

• Valid Alberta driver’s license and reliable vehicle required
